GENERAL: 1.00 The River Woods House Rules [“House Rules”] are in conjunction to the conditions of the River Woods Rules and Occupancy Agreement. 1.01 The House Rules have been adopted by a general meeting of the membership. 1.02 House Rules are subject to amendment by a 75% majority vote of members attending the general meeting at which the rule is addressed. 1.03 These House Rules are deemed to be independent and severable. The invalidity in whole or in part of any Rule does not affect the validity of the remaining ones which shall continue in full force and effect, as if such invalid portion had never been included.
USE OF PROPERTY: 2.00 The units shall be used exclusively as a private dwelling home for one family. This may include a live-in housekeeper or nurse. Boarders only with the Board’s approval. 2.01 No Hot Tubs or spas will be permitted anywhere on Co-op property.
HAZARDS TO PROPERTY: 3.00 No member shall do anything willfully or permit anything to be done which would cause damage to Co-op property either by fire, water or vandalism or otherwise damage Co-op property. 3.01 Parents will be held responsible for the actions of their children and any willful damage incurred by the children.
PROPERTY - LEGAL LIABILITIES: 4.00 Each member shall be responsible for their own insurance on their own possessions which must include third party liability. Members will provide a copy of their Declaration of Insurance to the Board of Directors each year upon renewal. 4.01 Each member owning a waterbed must register it with the Co-op and prove proof of valid liability insurance. 4.02 Each member owning an aquarium over ten gallons must register it with the Co-op and prove proof of valid liability insurance..
APPEARANCE OF PROPERTY: 5.00 Signs of political preference may be used from the period between the date of the election call and to the day after the election. The same shall not protrude beyond privacy borders of the member's unit, as established by the cooperative. 5.01 Outside appearance of unit must comply with the Rules as set down by the Maintenance Committee.
ADDITIONS, ALTERATIONS AND DECORATIONS MADE TO PROPERTY: 6.00 All renovations must conform to acceptable building standards, all building codes, bylaws and the District of North Vancouver Fire Regulations. No renovations are permitted without the prior written approval of the Co-op. 6.01 The Maintenance Committee will set standards and are responsible to inspect and to issue renovation permits for all modifications to the interior and exterior of the units. 6.02 Appeals regarding renovation permits shall be made to the Board of Directors, whose ruling is final. 6.03 Any member carrying out those renovations that require a permit but did not obtain one, MAY be required to restore the unit to its original state at her/his own expense. 6.04 Unacceptable or unsafe renovations must be made acceptable immediately upon the Maintenance Committee's request. Refusal or failure to heed such a request within a period established by the Committee may allow the Co-op to rectify the condition at the member's expense. 6.05 Permanently fixed awnings, shades, privacy screens, air-conditioning units, sheds, aluminum combination screens and storm doors, and window screens shall be of a type approved by the Maintenance Committee. 6.06 Antennae must be constructed and installed according to guidelines approved by the Maintenance Committee and may not be affixed to the wooden structure.
CLEANLINESS OF PROPERTY: 7.00 Members are responsible for the sanitary disposal of their own garbage. All garbage must be bagged in plastic and tied before being placed inside the appropriate waste disposal bin. If the bins are locked or full please wait to dispose of your garbage. 7.01 Please use the correct recycle bins for recyclable items. All large items (such as mattresses,electronics, appliances, etc. must be taken the appropriate recycle depot or the North Vancouver Transfer Station) 7.02 No bird feeders or food waste to be placed in common areas. 7.03 Littering on the common grounds of the cooperative is prohibited. 7.04 All butts (cigarettes or otherwise) must be disposed of in an appropriate receptacle and not discarded in common areas or in the forested areas adjacent the Co-op.
DISTURBANCE TO OTHERS: 8.00 For the benefit of all, The Corporation of the District of North Vancouver Bylaw 5986 to 6900 [as amended from time to time] will apply with NO EXCEPTIONS. 8.01 Parents are responsible for their children and adolescents and their visitors and/or guests while they are playing on Co-op common areas. All children under the age of EIGHT (8) must be supervised by a parent or guardian at all times when playing in the playground and common areas. 8.02 For the protection of young children and the elderly, bicycles must be walked on pathways that are adjacent to units. 8.03 Use of stereo speakers on balconies is prohibited. 8.04 The consumption of alcoholic beverages in common areas is prohibited except in the Common Room during private functions or with the Board's approval. 8.05 In the event of any disturbance or act of violence requiring police intervention, the members will be considered to be in violation of the River Woods Rules and Occupancy Agreement with the Co-op. A written report will be submitted to the Board and membership may be terminated with a maximum of 30 days or a minimum of 10 days’ notice at the Board's discretion. The Board's decision will be binding. 8.06 Street games involving hit and fly objects which may damage property, cars or people is prohibited. 8.07 For the benefit of all, there will be no use of in-suite laundry facilities, dishwashers, power tools, blenders, etc. between the hours of 9:30 pm and 7:00 am.
PETS: 9.00 Pets falling under the description of outdoor include CATS and DOGS, but not exclusively. 9.01 All outdoor pets must be registered with the Board of Directors. Dogs must be licensed with the District of North Vancouver and the number filed with the Co-op. Cats must be identified by a plastic or metal tag stating Co-op name and unit number. 9.02 Original members at move-in shall be limited to two (2) outdoor pets per household, no more than one dog. 9.03 The keeping of wild animals and rodents is prohibited. 9.04 Unusual, large, or exotic pets shall be judged individually by the Board but shall be subject to the general conditions set out here in any case. 9.05 All outdoor pets must be neutered / spayed and documented proof filed with the Co-op. Owners of show animals may apply to the Board for exception. 9.06 Owners of pets shall be responsible for prompt cleaning up of excreta. 9.07 Cats must be litter box trained, with the litter box kept indoors. Litter must be disposed of as garbage. NO CATS ALLOWED OUTSIDE AFTER 10:00 PM. 9.08 With the knowledge that pets spread disease, pets will not be allowed in the children's play area, Laundry Room, or Common Room. 9.09 Dogs, cats and all other pets subject to distemper, rabies or any other inoculable contagious disease shall be immunized, with proof of immunization being provided to the Co-op prior to move-in, and each year thereafter. 9.10 All dogs must be controlled by owner while on owner's property. Dogs shall not be allowed to run at large on common property. DOGS FOUND RUNNING LOOSE RUN THE RISK OF IMPOUNDMENT. 9.11 The Municipal leash by-law shall be in effect on common property. 9.12 No animal is to be housed on a balcony or patio. 9.13 Excessive noise made by pets is the owner's responsibility. The owner is expected to control the noise, without exception. 9.14 Owners are responsible for all damage caused by their pets and must repair such damage in both the owner's unit and on common property. 9.15 All dog owners must carry liability insurance and documented proof must be filed with the Co- op at the time of move-in. 9.16 If pet complaints cannot be settled between Members the matter will be given to the Board of Directors for adjudication. 9.17 Flagrant disregard of these rules may lead to a demand by the Co-op that such pet(s) shall not be kept in the Co-op after seven (7) days written notice is given. 9.18 Caged pets should be securely housed so as to prevent accidental escape.
VEHICLES: 10.00 Motor vehicles will travel no faster than 10 km/h on Co-op property. 10.01 Cars parked in fire or “no parking” zones will be towed without notice at owner's expense. 10.02 Cars without the appropriate disability sticker parked in the handicapped parking will be towed without notice at owner's expense. 10.03 Visitor parking is not permitted in the underground parking. 10.04 Visitor parking is permitted only in the spaces provided for visitors. 10.05 Motorized scooters, mini-bikes or trail-riders are not to be operated on the Co-op property. 10.06 No major automotive repairs are to be made in the underground or on Co-op property. 10.07 Each unit / member is responsible for the upkeep or their parking space(s) including oil spills, grease, paint, etc. Leaks in a parking stall must be cleaned up in a timely and safe manner. Do not allow anything to go into the drains. 10.08 Parking spots are not to be used for storage of excess household items, furniture, camping gear, garbage or tires of any sort. If, non-compliance with this House Rule incurs a fine by the DNV fire Department, then the member(s) responsible for the offending parking spot(s) will be required to pay the fine. 10.09 A roster of member units and their corresponding parking spot numbers will be kept by the Parking Coordinator. All members must advise the Parking Coordinator, in writing via the Office, of any changes in their parking spots(s). A new roster of unit and corresponding parking spot numbers will be done annually. 10.10 Vehicles without authorization are prohibited from moving through the courtyard or fire lane. 10.11 Effective April 1,2024 Inoperative or derelict vehicles are not to be stored in the underground or on Co-op common property. All vehicles parked in the underground must be road worthy and drive-able. 10.12 Vehicles without current licence plates must have storage insurance and proof must be given to the office. A copy of the storage insurance must also be displayed on the front dash board of the vehicle being stored. Vehicles will only be allowed to be stored in the underground with valid storage insurance for a maximum of 6 months. A written request may be made to the Board of Directors to extend this limit. These will be assessed on a case by case basis 10.13 Boats, trailers and campers are prohibited on Co-op property without authorization. 10.14 The Board of Directors has the right to re-assess the parking if necessary. 10.15 If vehicles, which are owned by guests, are to be parked longer than seven (7) days in the visitors' parking, the office must be notified, and the Board reserves the right to approve such parking. 10.16 Members who request and receive an additional parking stall must have at least two vehicles owned and operated by members of the Unit. The unit must have at least two adult members holding a valid driver’s license in order to be given an additional stall(s). If the member disposes of the vehicle or leaves the Co-op,the unit must release the additional parking stall back into the pool, so it can be allocated to another member on the waitlist. If the Member subsequently needs a further stall they may put in a request to be added to the waitlist.. 10.17 Only two (2) parking spaces will be permitted per unit when members are waiting for second parking spaces. Members with more than two spaces allocated by Co-op will be given (14) days' notice if one of their spaces is required by another member. 10.19 The maximum height for any vehicles (including those with a box or storage unit) entering the underground will be 6’ 6”. If a Member damages the overhead gate or the door opener due to the size of their vehicle they may be held liable for the cost of repairs.
GROUNDS: 11.00 Garden areas are allocated to members who request an area that they wish to garden by pruning, weeding, watering and planting new plants. This should ideally be members who have passion for gardening and will maintain their in a way that maintains and beautifies the co-op grounds. Members from a unit nearest to a specific garden will receive priority for practical reasons. 11.01 Gardens will be allocated on a case-by-case basis through discussion at the Grounds committee upon receipt of a request. The Grounds committee reserves the right to withdraw a garden if not tended to properly. 11.02 Vegetation planted shall be of such height that it will not interfere with the neighbour's sunlight and/or view. 11.03 A member may alter the common grounds in the immediate vicinity of her/his own unit only with the approval of the Board of Directors. 11.04 Stairwells may be used to store a few basic gardening tools if the items are kept in a metal garbage can and there is no obstruction of the stairs. 11.05 No bike riding, roller-skating, or skateboarding on the sidewalks and pathways. parents are responsible. 11.06 Members are not to be doing any grounds work before 9:00am or after 9:00pm. This includes any work or gardening by member's windows. SETTLEMENT OF DISPUTES: 12.00 An Arbitration Committee may be set up by the Board to settle grievances and disputes. 12.01 If a Member has a problem with the behaviour of another member, he or she must first attempt to resolve the problem with the member concerned. If the matter cannot be resolved, the member may proceed with a grievance as outlined in 12.02 of the House Rules. 12.02 All grievances must be in writing and directed to the Board of Directors. The aggrieved member will be invited to attend the appropriate meeting at which the grievance will be discussed.
PAYMENTS: 13.00 The Board of Directors shall have authority to levy a standard NSF charge of $35.00.
BARBECUES: 14.00 Barbecues will be allowed - but must be supervised by an adult. Care must be taken that smoke does not bother your neighbors.
CO-OP QUIET HOURS: 15.00 Members, their family members and guests will be permitted to use the common areas during the hours of 9 am to 10:00 pm daily. Hours for school aged children will remain as 9:00 am to 9:00 pm daily. The only exception to this Rule will be Co-op sanctioned events approved by the Board of Directors.
