A Board of Directors is elected by the Members to oversee the efficient operation of the Co-op. Members are required to participate on one of the many Committees in order to facilitate the smooth running of the community. This contribution by individual Members is the essence of co-operative living; not only does this enhance the quality of the community, but keeps the cost of management affordable.
Housing charges are based on a percentage of a family's gross income. There is a maximum housing charge calculated for each unit size and a minimum income requirement in order to qualify at this time, as we currently have no subsidy available.
Upon acceptance into the Co-op an initial share purchase of between $1500 and $3000 is required, depending on the size of the unit. Maximum housing charges range from $889 to $1,368 and include mortgage payment, taxes, maintenance, management insurance on common areas and capital reserves. Utilities are not included. Members must carry individual household insurance including third party liability.
What We Have
The Co-operative is composed of four buildings that surround a central courtyard and play area. There are a total of ninety units, including some that are suitable for persons with disabilities.
There are a variety of different floor plans available and the types and sizes of the units are as follows:
All units have a refrigerator, stove, carpets, drapes, electric heat and most have hook-ups for washer and dryers. There is a common laundry room available to all units and each unit pays a nominal fee for the use and upkeep of the laundry room regardless of whether they use it or not.
Each unit has one secure underground parking assigned to it and a second may be available by request. We welcome spayed or neutered cats and dogs but limit the number of pets per unit to one of each.

We hold Co-op Orientation Meetings once or twice per year. This is an information session for those interested in learning more about co-operative living in general and River Woods in particular. Only after these meetings are applications made available, in order that those applying have a good understanding of co-operative living. We require a $40 administration fee (payable by cheque or money order only) and that our Membership Committee interview each applicant. These interviews are generally scheduled at the time of application. We do have financial requirements and applicants must undergo a credit check before being considered for a unit. Please bring along a copy of your most recent CRA Tax Assessment to attach to your application as proof of your current income.
